Loft conversion in Liverpool: room to grow without moving

A second child on the way, a teenager who needs their own space, or a job that now happens at home: when the bedrooms run out, the loft is often the answer. A loft conversion in Liverpool adds a room at the top of the house without touching the garden, and because it sits above everything else, it is naturally the quietest spot for a main bedroom with an ensuite or a study.

Convert Your Garage has been improving homes since 2002, and our loft team covers the whole range, from full dormer conversions to boarding and insulating a loft so it is safe and useful for storage.

Why most lofts need a dormer

Many lofts look roomy until you try to stand up near the eaves. A dormer solves that by building a box-shaped structure out from the sloping roof, with a flat or pitched top, which gives the room vertical walls, a level ceiling and a proper window for light and fresh air.

In practice, a dormer loft conversion is what turns a space you stoop in into one you live in. We build dormers to the rear and the front of the roof. A rear dormer can often be built under permitted development, while a front dormer facing the street usually needs planning permission, and we will confirm which applies to your house before you commit.

What our loft team does

  1. 01

    Dormer loft conversions

Complete dormer conversions giving a room with full-height walls, a proper window and space for a bed, wardrobes or a desk.

  2. 02

    Front and rear dormers

Dormers built on either side of the roof. Rear dormers are the usual choice, while front dormers normally need planning permission.

  3. 03

    Loft bedrooms with ensuites

A loft bedroom with its own shower room is the layout most people ask for, and it takes pressure off the family bathroom.

  4. 04

    Re-roofs

If your roof covering is close to the end of its life, we can renew it as part of the loft project or as a job on its own.

  5. 05

    Loft boarding

Not ready to convert yet? A properly boarded loft gives you safe, usable storage in the meantime.

  6. 06

    Insulation and structure

Insulation upgrades, steels, joists and the structural changes needed to make a loft a safe, warm room to live in.

Velux rooflights and hip to gable conversions

Some roofs do not need a dormer at all. If there is already good headroom under the ridge, a Velux loft conversion with rooflights fitted into the existing slope may be all it takes, and the outline of the roof stays exactly as it is. Where the roof is hipped, sloping at the ends as well as the front and back, a hip to gable conversion builds the end wall up into a vertical gable to create more usable floor. Which option suits depends on the roof timbers and the height you have, so we assess it at the survey.

    Steels and floor joists

Steels and floor joists to carry the new room.

  2. 02

    Insulation

    Insulation to current standards.

  3. 03

    Staircase

A staircase that meets the regulations.

  4. 04

A protected escape route with fire doors and mains-wired smoke alarms.

(Living with the build)

Staying at home while your loft is built

Most families stay in the house throughout a loft conversion, because nearly all of the work happens in the roof space and on the scaffold. On a recent Convert Your Garage loft conversion in Prestwich, Greater Manchester, with two dormers, the team worked under an over-the-roof canopy that kept the weather off the open roof, and the clients lived at home the whole time while their new bedroom, ensuite and walk-in wardrobe took shape.

Other Convert Your Garage loft projects include conversions in Failsworth and a loft bedroom for a customer's holiday home in the Lake District. For one recent customer, a full dormer conversion was completed within eight weeks.

Before work starts, we agree with you where the scaffold will stand and how materials will be delivered and carried up. We also warn you in advance about the noisier, dustier days, such as when the opening for the new staircase is cut through the ceiling below.

Loft conversions: FAQs

Still got a question? 0161 766 6518

  • 01How much does a loft conversion in Liverpool cost?

The main factors are whether you need a dormer, the size of the room, whether it has an ensuite and where the stairs go. We survey your loft free of charge and give you a fixed, itemised quote.

  • 02Will my loft conversion need planning permission?

Many rear dormer conversions are permitted development, within volume limits of 40 cubic metres for a terraced house and 50 cubic metres for a semi-detached or detached house. Front dormers, conservation areas and homes with restricted rights usually need permission. Building Regulations approval is always needed.

  • 03How do I know if my loft can be converted?

We look at the headroom at the highest point, how the roof is built and where a staircase could go. Plenty of lofts that seem too low become usable once a dormer is added.

  • 04How long does a dormer loft conversion take?

It depends on the size and specification. One recent customer's full dormer conversion was completed within eight weeks, and you will get a realistic programme with your quote.

  • 05Do you do other building work as well as lofts?

Yes. We are best known for garage conversions and also build home extensions, driveways and landscaping, so one team can handle more than one project.
