(Walk through a garage conversion)

Follow one garage from driveway to new room

  1. 01

    The drive

Picture a single garage beside the house, packed with everything apart from the car.

  2. 02

    Door out, wall in

The old door is removed and replaced by an insulated cavity wall, damp-proof course and window, bricked to match.

  3. 03

    Step inside

Behind it sits a bare, chilly concrete box. Now the real transformation begins.

  4. 04

    Frame & insulate

A raised, insulated floor goes down, then timber studwork and insulation line the walls and ceiling.

  5. 05

    Board, wire & heat

Boarding and skim, fresh sockets and lighting, a roof light overhead and a radiator tied into your heating.

  6. 06

    Finished & signed off

Floor laid, walls decorated, completion certificate issued. Same footprint, a completely different room.

(Types of garage conversion)

Every kind of garage, converted properly

The kind of garage you have decides the work, the timescale and the cost. Here's what each type involves.

  • Single garage conversion

The job we're asked for most: a single room, typically a bedroom or office, often done in about a week.

    From about £11,000 · ~7 days

    Single garage conversions
  • Double garage conversion

Enough space for a bedroom plus ensuite, two separate rooms or a self-contained annexe.

    From about £16,000

    Double garage conversions
  • Integral garage conversion

Already inside the house, often beneath a bedroom, which tends to make it the fastest, best-value route.

    From about £9,000

    Integral garage conversions
  • Detached garage conversion

Becomes a garden office, gym, studio or annexe once power, heating and water are run across.

    From about £18,000

    Detached garage conversions
  • Partial garage conversion

A room at the front, with storage left at the back for bikes, tools and the decorations box.

    From about £7,000

    Partial garage conversions
  • Attached garage conversion

A side garage joined to the house, often on a semi, linked through with a new doorway so it feels part of the home.

    From about £11,000

    Attached garage conversions

Planning permission and Building Regulations

Planning permission: usually not needed

Turning an attached or integral garage into a room is normally permitted development, so no application is needed if the building isn't being extended. That changes in conservation areas, found in every borough we cover, for listed buildings, and on newer estates where a condition removed those rights. We check at the free survey and apply if needed.

Building Regulations: always needed

Every conversion has to satisfy Building Regulations covering foundations, the new wall and window, insulation, ventilation, fire safety and a way out. We deal with the council's Building Control, arrange inspections and give you the completion certificate a buyer's solicitor will expect.

Garage conversion questions

Prices? See our cost guide

  • 01What is the difference between an integral and an attached garage conversion?

An integral garage is part of the house itself, often with a bedroom above, so it already shares walls and usually the floor level. An attached garage is built onto the outside. That's why integral conversions tend to be simpler and cost less.

  • 02Can I keep some storage if I convert my garage?

Yes. With a partial conversion the new room goes at the front and storage stays at the back, reached from inside or through a smaller door.

  • 03Can a detached garage be converted?

Yes. A detached garage can make an excellent office, gym, studio or garden room. Power, heating and sometimes water have to be run out to it, and planning permission is more likely if someone will live in it.

  • 04Will my garage conversion need new foundations?

Usually only where the garage door was. The new front wall needs a proper footing, and we check the existing slab at the survey. Most garages need that one footing rather than new foundations throughout.

  • 05What happens to my garage door?

It's taken out and replaced by an insulated cavity wall with a damp-proof course and a window, finished in brick to match the house. A feature window or door is an option if you'd prefer.

  • 06Do you handle everything, or do I need an architect?

No architect needed. For garage conversions in Liverpool and across Merseyside, we take care of the survey, drawings, Building Regulations application, inspections, the build and the completion certificate.
